A standard RICS condition report from a generalist surveyor will tell you whether the building is structurally sound. It will not tell you whether the cement render is quietly destroying the underlying timber frame, or whether the 1980s chemical damp-proof course has created the condensation problem in the upstairs bedroom.
This survey is different. Dr Eleanor Pelham — who holds a PhD in historic building conservation and has worked with us for eight years — spends half a day at the property and produces a 20 to 40 page written report covering the full fabric of the building from the perspective of traditional materials. You receive the report within 14 days, along with a priority list for remedial work and an indication of likely costs by urgency band.
The survey is not a replacement for a chartered surveyor or a structural engineer where those are needed, and the report says so clearly. What it is, is the specialist view that complements the generalist one.
